LNH Capital Partners LLC, dba LNH Capital, and dba Smart Money Fund, is a Delaware limited liability company. The Fund will raise money through this Offering of Membership Interests to conduct the following business: to make, purchase, originate, fund, acquire, and/or otherwise sell loans secured by interests in real or personal property located in the United States. The Fund may also manage, remodel, repair, lease, and/or sell real properties acquired through the Fund’s lending activities, including but not limited to, properties acquired through foreclosure and REOs.

Yes, any fund investor must be an accredited investor to participate in a 506(c) offering.

An accredited investor is a person or entity that is allowed to invest in private securities offerings that are not registered with the Securities and Exchange Commission (SEC). The SEC defines an accredited investor as someone who meets one of following three requirements:

  • Income. Has an annual income of at least $200,000, or $300,000 if combined with a spouse’s income. This level of income should be sustained from year to year.
  • Skills. Is a “knowledgeable employee” of certain investment funds or holds a valid Series 7, 65 or 82 license.
  • Net Worth. Has a net worth of $1 million or more—either individually or together with a spouse, but excluding the value of a primary residence.

The Minimum Investment Amount is fifty thousand dollars ($50,000).
